Density Measures the number of dwelling units per unit of area (e.g. 200 houses per square mile).
Floor Area Ratio (FAR) Ratio of lot size to max floor area of a building allowable under regulation or ordinance. In many cases, City ordinances may increase FAR if the building incorporates open areas or rec space.
FAR example Ex: if lot size = 10,000sf and building covers 5,000sf, FAR = 0.5. A FAR of 0.5 means that a one-story building covers 50% of the lot or a two-story building covers 25% of the lot.
