Sprawl | Unrestricted growth in urban areas over large expanses of land with little concern for urban planning |
Zoning | Laws governing how land can and cannot be used |
Mixed Land Use | Contains two or more major types of uses (residential, commercial, institutional) |
Sustainable Design/Smart Growth Policies | Urban design that considered the environmental, social, and economic impacts |
Greenbelts | Zoning laws to keep areas of largely undeveloped, wild, or agricultural land surrounding urban areas |
New Urbanism | Part of the smart growth movement. A planning and design approach based on the principles of: Walkable communities housing and shopping in close proximity Accessible public spaces |
Slow Growth Cities | Urban communities where the planners have put into place smart growth initiatives to decrease the rate at which the city grows horizontally to avoid the adverse effects of sprawl. |
Edge City | Concentration of business, shopping, and entertainment outside of the CBD |
Urban Area | Dense core or census tracts, densely settled suburbs, links suburbs and core |
Urbanized Area | Area with at least 50,000 inhabitants |
Urban Cluster | Area with between 2,500 and 50,000 inhabitants. |
Metropolitan Statistical Area | Area that includes an urbanized area (50,000), that county and the adjacent counties. |
Central City | Urban settlement that has been legally incorporated into an independent, self-governing unit. |
Central Business District (CBD) | Area of a city where retail and office activities are clustered. |
Rank-Size Rule | A pattern of settlement in a country such that the nth largest settlement is 1/n the population of the largest settlement. |
Primate City Rule | A pattern of settlement in a country such that the largest settlement has more than twice as many people as the second-ranking settlement. |
Central Place | Market area for the exchange of services by people from the surrounding area. |
Range | The maximum distance people are willing to travel to use a service. |
Threshold | The minimum number of people needed to support a service. |
Market Area/Hinterland | The area surrounding a central place |
Central Place Theory | Settlements serve as ‘central places’ providing services to surrounding areas. |
Brownfield | A property which has the presence or potential to be a hazardous waste, pollutant or contaminant |
Quantitative Data | Data that approximates and characterizes |
Qualitative Data | Describes qualities or characteristics |
Gravity Model | Predicts the interaction between two cities. Interaction is directly impacted by distance and inversely by population. |
