How do Furnaces work? Furnaces use forced-air convection to heat your home. A blower fan pulls cool air through a filter into the heat exchanger, where burners warm it up. The fan then forces this conditioned air back through ductwork to distribute it to rooms
What is AFUE? Annual Fuel Utilization Efficiency - Ration between the useful energy outputs to energy inputs Ex: Convection Systems < 73%, Mid-Efficiency 80-89%, High-Efficiency 90-97% ** Furnaces outputs 80% BTU of useful energy for every 100 BTU of Natural Gas
How can a home inspector easily identify a High-Efficiency Heating System? Look for the Exhaust made of PVC Pipe on the Exterior of the house/building
How does High-Efficiency Heat Systems function? ** To achieve the Thermostat temperature, the house air leaving the system is significantly higher 1) Air pulled through Blower 2) Preheated Air to Heat Exchanger 3) House air absorbs heat from exhaust gases, causing the gases to cool and produce condensation 4) Pre-heated air entering the primary heat exchanger is warmed to its required temperature
How do Forced Hot Water Systems function? Water is heated by a Boiler & then piped through a radiator with the use of a circulating pump. Hot water flows into the radiator to heat it up, which then warms the room. Once cooled, this water heads back to the boiler to be reheated to 160–180°F

How does a Boiler System function? Thermostat signals valve/aquastat. Gas valve opens to burners, heating firebox & exchanger. Pump circulates water around chamber to radiators. Expansion tank manages pressure, water returns to cycle, and emissions vent out flue
Steam Heat is an older style of Heating. This was typically installed in houses/buildings prior to ________ 1950's
How do Steam System Boilers function? ** The return pipes carries condensation water back to the Boiler. The piping diameter is also smaller A boiler burns gas/oil to turn water to steam. This steam travels through pipes to radiators, which give off heat to warm rooms. As the steam cools, it condenses back into water and returns to the boiler to cycle again

How should a home inspector inspect Oil tanks? 1) Flashlight on the bottom of the tank 2) Check the legs for corrosion/rust or possible bending **Lifespans are normally 20 years
Should a home inspector advise their client to have the current home owner to remove buried Oil Tanks prior to closing? YES! ** If the property you're inspecting has signs of a buried Oil tank you should recommend to your client to have the soil tested to ensure it has not been contaminated. Your client is responsible for future leaks & current leaks (5k-130k est)
How should a home inspector inspect for a buried Oil tank? 1) Check for feeder lines coming from the Basement Walls 2) Fill or vent pipes protruding out of the ground 3) Hidden pipes (these are harder to find)
Why is PVC piping used over other material types? The condensation left behind is considered to be very acidic. This is why the exhaust pipe is ducted to the Exterior Wall and not through the Chimney
What are the 2 types of High-Efficiency piping? 1) Standard 2) Concentric
Why are draft regulators necessary? Too much of a draft will decrease the efficiency of the Heating System. This in return would increase cost ($) and increase Chimney levels to an unsafe level ** Too little of draft can result in incomplete combustion
