Community Association Management GA

Definition of Community Association 1) Owner Organization (Corporate Structure) 2)Residential/Mixed Use 3) Common Interest Realty 4) Mandatory Membership
Licensee A person who holds a license as a salesperson, associate broker/broker, or CAM.
CAM License Least amount of power-can only manage community if delegated by a broker.
Voluntary Communities Covenants still apply to all only thing that is optional is amenities and membership dues.
What Services Qualify as a CAM Service? Value for Management collecting, controlling, disbursing Insurance/Maintenance Overseeing day to day operations
Principal Licensee is personally a party (or has an interest in an entity that is a party) to real estate transaction
What is the age minimum for CAM? 18 yrs
What is the age minimum for Sales? 18 yrs
What is the age minimum for Broker? 21 yrs
What is the course length for CAM? 25 hours
What is the course length for Sales? 75 hours
What is the course length for Broker? 60 hours 75 hours is also required if you have a CAM.
Company must designate a qualifying broker who: 1) Is Human 2) Is an officer of the brokerage 3) Has authority to bind the brokerage entity 4) Is a signatory on trust accounts
