Legal Descriptions

What is a LEGAL DESCRIPTION? a description which accurately locates and identifies the boundaries of the subject parcel to a degree acceptable by courts of law in the state where the property is located
What is a METES AND BOUNDS DESCRIPTIONS? identifies the boundaries of a parcel of real estate using reference points, distances, and angles
What is the POINT OF BEGINNING? an enclosed area by starting at an origination point
What is a MONUMENT? a fixed object and point established by surveyor to establish land locations
What is a LANDMARK? a monument or object used to establish the boundary line of a property
What is a RECTANGULAR SURVEY? the Rectangular Survey System is a method of surveying designed to divide the real property into specified plots.
What is a MERIDIAN? north-south lines six miles apart
What is a PARALLEL? east-west lines six miles apart
What is a RANGE? north-south strips of area between meridians;
What is a TIER? ast-west strips of area between parallels
What is a TOWNSHIP? the area representing the intersection of a range and a tier, consisting of six-mile by six-mile squares of la
What is a SECTION? divides a township into thirty-six squares
What is the LOT AND BLOCK SYSTEM? used when talking about a piece of property within a subdivision
What is a PLAT OF SURVEY? a map that defines property boundaries to scale
What is a DATUM? a standard elevation reference point
What is a BENCHMARK? elevation marker officially surveyed and registered
How many sections are in a township? 36 sections per township, each one-mile square (1 mile on each side)
Fractions of a sections are described by... size and location within progressively larger quarters of section
1 section equals how many acres? 640 acres
What is the formula for converting section fractions into acres? Multiply the denominators of the fractional descriptions together then divide 640 by the resulting number.
