| Term | Definition |

| Administrator | A person appointed by the court to administer the estate of a deceased person who left no will; i.e., who died intestate |
| Adverse Possession | The actual, visible, hostile, notorious, exclusive, and continuous possession of another's land under a claim of title |
| Devisee | A person who receives real property by will |
| Executor | A male person, corporate entity, or any other type of organization designated in a will to carry out its provisions |
| Heir | One who inherits property under a will; one who will inherit under the extent of ownership the grantor is conveying |
| Intestate | The condition of a property owner who dies without leaving a valid will |
| Inverse Condemnation | The action taken by a property owner when a government action severely limits how the property may be used |
| Probate | The judicial proceeding to confirm the validity of a will |
| Testator | One who makes and signs a will |
| Voluntary Alienation | Transfer of title may be made by gift, sale or exchange |
