| Appurtenances | Conveyed when ownership is transferred |
| Easement Appurtenant | Benefits neighboring property. Ingress and Egress Runs with the land. Gift,sale,inheritance |
| Dominate Estate ( tenement) | The property that benefits from the easement |
| Dominant Tenant | The owner of the dominant Estate |
| Servient Estate ( tenement) | The property that is subject to the easement and encumbered by it |
| Servient Tenant | The owner of the servient Estate |
| Grant | A written document that specifically grants an easement to another person |
| Easement by Reservation | May transfer ownership , but with hold a certain protion. |
| Easement by Necessity | Court ordered for the benefit of the landlocked property |
| Government Condemnation | Easement obtained by government, for public use. |
| Easement by Perscription | Trespassing,continue for 15 yrs,open and continuous |
| Termination of Easement | Merger,release,necessity no longer exists, lack of use |
| Encumbrance | Liens, mortgages, taxes, leases, easement, judgments, deed restrictions |
| Public Notice | Recording of a deed or land contract at register of deeds |
| Actual Notice | Owner will be required to present evidence such as deed or land contract. |
| Brokerage Fee | Any amount of commission that is agreeable between the broker and the Principal |
