CAMA [NC Coastal Area Management Act] | Protects wetlands and marshes; limits development; compliance a material fact |
Carbon Monoxide | -Colorless, odorless gas. Produced by burning fuels. -Caused by poor ventilation. - Inhibits absorption of oxygen and is fatal. -Maintenance of HVAC and ventilation will minimize danger. |
CERCLA [Comprehensive Environmental Response, Compensation & Liability Act] | Federal law that established the "superfund" to address clean-up of contaminated waste sites. Requires the offending party to clean up the contaminated area at their expense. If the offending party can't be found the current owner may have liability. |
Encapsulation | To enclosure in order to prevent the release of fibers such as is the case involving friable asbestos. To cover/wrap it (asbestos) with modern plastic materials, this is the best way to death with asbestos. |
EPA [Environmental Protection Agency] | A federal agency that oversees land, air and water through development and enforcement of regulations use. |
Lead-Based Paint [Lead- Based Paint Hazard Reduction Act] | Federal law that requires disclosure of known lead paint on homes built pre-1978. A mandated addendum must be used as well as delivery of a EPA pamphlet outlining lead risks. Buyers given 10 day period to assess lead presence, this right can be waived. |
NC Lead-Based Paint Hazard Management Program (LHMP) | -Targets elimination. -Since 2010 renovators must be trained. -DIY's exempt, but renovation by untrained must be disclosed. |
NC Dredge & Fill Act | Part of the federal clean water act, this act states one must get permission for dredging (before digging/filling in hole). This act affects wetlands and coast. |
NC Sediment Pollution Control Act | Act that affects sediment. You can't build, excavate, or construct if it will pollute state waters. Must put up silk screen to prevent red clay dirt/sediment from polluting. |
Radon | A colorless, odorless, gas that occurs naturally in the earth from decaying uranium depositions. E.P.A. established 4.0 pico curries as the max. "safe" level of radon in homes. Considered the 2nd leading cause of lung cancer. |

Urea Formaldehyde | A type of foam insulation used in the mid-late 70s that released harmful gasses that are considered respiratory risks. Installation of this product was later banned by the Consumer Product Safety Council, but existing insulation was allowed to remain. |
Water Table | The distance from the surface of the ground to a depth at which natural groundwater is found. The upper limit of the saturated area of the earth containing groundwater.Will be at varying depths depending on location and time of year. |
Capping | Process of closing a landfill by topping it with 3-4 feet of soil. |
Estuaries | Place where river meets the sea. Fish, birds, & animals congregate to feed, find refuge, grow, and stage migrations here. Strongly affected by tidal action, where land and river and sea merge into a dynamic natural complex. CAMA protects these areas. |
LUST (Leaky Underground Storage Tanks) | Causes soil contamination. Common in old gas stations and farms. Leaky tank removal + clean up = expensive.. Check chains of title to identify past owner that may have polluted soil. NC requires these tanks be removed, filled w/ sand, or pressure tested. |
Asbestos | Tiny fibers that can become airborne when contact is made (friable) and then trapped within the soft lung tissue and cause a variety of lung related diseases including cancer. No safe level of exposure. |
Lead Poisoning | health risks of high exposure to lead-based products like paint, glazes, solders. Typical risk is to the CNS. |
Toxic Mold | Mold that is considered to be of a greater health risk. Not all mold is considered toxic and professional analysis is recommended to determine extent and effect of mold. |
