quitclaim deed an instrument that conveys the grantor's interest in the property (349)
restrictive covenant a provision in a deed limiting the uses that may be made of the property (360)
special warranty deed restricts the extent of the seller's warranty - seller warrants only against acts that he or she has done that might adversely affect title (348)
warranty deed a deed that conveys title and warrants that the title is good, free of liens and encumbrances and that the grantor will defend against lawful claims (345)
